Charleston Moisture Control
Complete Crawlspace Moisture Control for Charleston Homes
The Lowcountry is hard on crawlspaces. Between the humidity, the high water table, and the age of much of our housing stock, moisture finds its way in. Here's what that looks like — and how I fix it.
Why it happens here
Charleston sits in a humid subtropical climate with a high water table and marsh all around us. Many homes — especially older raised houses in places like West Ashley, James Island, and downtown — were built before modern moisture control was standard. Warm, wet air moves through an open crawlspace all year, and bare soil underneath wicks groundwater straight up into the space.
Left alone, that damp air rises into the living space, drives up your power bill as your HVAC fights the humidity, and quietly works on the wood your house is sitting on.
What it causes — and the fix
- Musty smells and higher humidity upstairs
- Mold, wood rot, and soft subflooring
- Flagged moisture on a home-inspection report
- Power bills higher than they should be
The fix is a layered approach: a sealed ground vapor barrier first, then wall liner and pier wraps where the space needs full encapsulation, interior drainage for active water, and a dehumidifier through my licensed HVAC partners when the space needs to be fully conditioned. I'll recommend what your house actually needs — not the most expensive package.

The Difference
Why Work With a Local Operator
When you call a national company, you often get a salesperson first and a crew you've never met later. With me, it's one person from the first crawl to the final cleanup.
About
Just Me, and I Do It Right
I started Chucktown Crawlspace Co. because I watched too many Charleston homeowners get talked into full encapsulation packages when a vapor barrier was all the house needed. That's not how I work.
I'm a local owner-operator. When you call, you get me — not a call center. I do the inspection, the install, and the cleanup. Because my overhead stays low, I can price below the big names and still take the time to do it right. And because my name is on the business, I document every job with photos and video, so you always know what's under your house.
I'll tell you honestly what your crawlspace needs — even when the answer is less work than you were quoted elsewhere.
